Why would I need hard money?

  1. Foreclosure Bailout - Like many people in this day and time it is human nature to put things off.  Because of this many people with equity in their homes hesitated to put their home on the market while going into the foreclosure process.  Your home is now going to auction and you risk losing all the equity you have built up over the years.  What do you do?
  2. You are a builder, your warehouse line has been cut and you don't have the funds to start or complete a project.  Your Loan-to-Value ratio is less then 65%, What to do?
  3. You are a rehaber and have found a project that makes sense but you can't find the funding because of credit issues.
  4. You have a property that is going into foreclosure, you need to buy time so that you can place the property on the market in order to avoid losing all your equity.
